Pag-IBIG Raised Its Loan Limit to ₱10 Million!
If you’ve looked at property lately, you know prices are sky-high. To help buyers keep up, Pag-IBIG increased its maximum housing loan from ₱6 million to ₱10 million, with manageable monthly payments of up to 30 years.
Here’s Why:
Recent Housing Fairs Were a Flop:
​At recent property events and housing fairs, thousands of people showed up wanting to buy a home, but almost no one actually bought. Why? Because the properties on display were way more expensive than what Pag-IBIG was allowed to lend.
Government officials realized the math wasn't working for the middle class anymore.
A Massive Backlog of Unsold Condos:
​Right now, developers are sitting on tens of thousands of finished, empty condominium units that nobody can afford to buy. By raising the loan limit, Pag-IBIG is throwing a lifeline to the market, making it possible for buyers to actually purchase these stagnant properties.
​⚠️ The Warning to Developers:
Along with this change, the housing department explicitly warned real estate developers: Do not use this as an excuse to raise your prices even more.
The government is demanding that developers offer fairer packages so that the new ₱10M limit actually goes toward buying better homes, not just overpriced ones.
