One of the things, I enjoy doing are open houses. I have been lucky and blessed to build a business around being good listing agent. The drawback is if you have anywhere from 7 to 10 listings on the market at the same time. The most open house you can do depending on Sunlight is 3 or 4 on any given Sunday.

As the crazy sports fan that I am. Of course this story time moment, will surround this year’s Snowy Super Bowl Sunday. I’m reselling this great two bedroom apartment, that the seller purchased though me 10 years ago. Surprisingly, it was a busy open house especially for Super Bowl Sunday after 2pm but the apartment was two blocks from Prospect Park it was less than $800k. We had 3 offers all over asking and closed easily with no issues.

One of the things that tends to happen when you do open houses in co-op and condo buildings is that the neighbors ( ) are curious. I like speaking to people and I try to be engaging as possible in open house mode. A lady comes in with a small child and she explains this she live on the second floor and she wanted to take a quick look. She overheard me answering questions about the building and neighborhood before she leaves. About an hour later, I met her husband that happens to be the board president. We develop a relationship over the next several months because I had another apartment that we set a record with in the building.

Fast forward to the end of July, one of the buyers that made an offer from the Open House on Super Bowl Sunday had their broker call me and ask if they were anything else coming up in the building. They lost out on three other apartments in the building plus they a unit I had on the market that my seller wanted a higher offer on. The three other apartments happen to be on the same line as board president’s apartment on a higher floors. While, talking the move in for the tenants of the second apartment I sold in the building. I mentioned the buyers that lost out on five apartment in the building along with their last offer they made on third listing I had in the building. I made arrangements for the buyers to look at board president unit. Everyone came to a quick meeting of the minds and agreed on a price of 745k. 40k Higher than the 4th floor unit that was the most recent sale on that line in the building and over 70k more than the top floor unit that had a high end renovation (I viewed that apartment with a buyer and pulled the broker aside told her she underprice the unit by 100k). Both apartments were around 600k to drive up the number most likely because the broker’s really do not specialize in the area or building.
