Three bids for the same mechanical scope came in far apart. The low number looked like a win, until leveling showed it carried no roof curbs, no controls tie-in, and no rigging. That gap doesn't vanish. It comes back as a change order in month four.

How the bid process actually runs on our jobs:

We build the bid list first: who's hungry, who's genuinely available in your window, who already has three jobs in the region. Availability is price.

We scope the package tightly so every sub prices the same work. Vague drawings get vague numbers.

We level line by line and hunt the seams between trades, because the gaps hide between mechanical and electrical, between the slab and the equipment installer.

Then we negotiate schedule and terms alongside the number. Sequencing trades so your line keeps running through the work is often worth more than the low bid.

No knock on in-house teams; they're capable engineers who bid one project every few years. We're in that market every week.

Anyone can collect three bids. Making sure all three cover the same work is where the money is won or lost.

"Shovel ready" is a real estate term, not an engineering one. Plenty of parcels wearing that label won't carry a food and beverage facility without a year of delay and a seven-figure surprise.

Before a site goes under contract, get real answers to these:

Power — available service at the property line, not at the substation. Ask in kVA, and ask the utility for its upgrade timeline and cost-share.

Water and wastewater — peak volume and pressure, plus the actual discharge limits. BOD, TSS, FOG, pH. This is where food and beverage projects get caught, and pretreatment is a building of its own.

Zoning — permitted by right, or a variance and a hearing calendar?

Soils and drainage — recent geotech, or you're guessing at foundation cost. Stormwater quietly eats usable acreage.

Circulation — can a 53-foot trailer turn, stage, and back in without blocking the yard?

Expansion — where does line #2 go, and do the setbacks allow it?

A parcel that fails three of these isn't cheap. It's a project carrying a large invisible line item.

The most expensive mistake in a plant expansion isn't the equipment price tag. It's signing the PO before anyone laid out the line.

Capital plans for next year get locked in over the next few weeks, and most teams are picking the machine first and figuring out where it goes later. That's backwards.

Flow, utility drops, clearances, maintenance access, room for line #2 — that's what decides whether the machine ever hits rated throughput. The 36 inches nobody left behind the control panel becomes a wall you pay to move.

The equipment quote is the easy part — the layout is what you'll live with for the next twenty years.
