How much would you ask for?
So I have a few things that my landlord as been neglecting for the past year and I am planning to serve a T6 with rent abatement. I understand the seriousness of these issues but I don't want to go into the ltb looking greedy. What percentage would you ask for with these situations?

The carpets in the apartment are over 20 years old, no matter how much I clean them. They're stained, the smell of animal won't come out the the dog hair from previous tenants is never ending. I was able to talk him into removing most of them with an agreement after I move in, the rest would be removed. He refuses now without higher rent. I know they're old because it was my friends grandparents who installed them and I have spoken to them.

There's a giant hole in the ceiling/roof in the porch. It started small and after time has gotten bigger. My friend offered to fix it for $700 and my landlord ghosted him and never dealt with it. The smell of mold has been strong and constant. My doctor believes it's the cause of the rise in my asthma attacks.

One of the fire alarms in the building had its battery die, since the whole system is connected he removed my fire alarm saying he was going to replace the whole system and he has not done this in a year. Admitting he forgot about this.

In my city, we had a total of 7.6 feet of snow fall. Usually I don't mind helping with snow removal but there was alot and the shovel he provided for the building was taken by previous tenant and by the time I got a new one, the show turned to ice and I was unable to shovel. I found out when the building is shared with other units, snow removal in common areas and parking are the landlords responsibility. I tried to explain that to him and he got aggressive with me, told me that he would only help with snow removal if I pay all his mortgages. He also threatened to lie to the ltb about me living there illegally since I don't have a lease. I went without a driveway climbing through snow to get to my house all winter since hiring a plow wasn't financially and option at the time and had all my garbage for the entire winter build up since the bins were unable to move past the snow and the wall from street plows were higher than the bins.

We live in Ottawa, ON and we have lived in this unit for 2 full years now. Our landlords have told us there would be painting fees charged to us if we do not paint these before moving out but they also have never said what/how much the fee would be.

Everything I am seeing online says this would fall under normal wear and tear but I have absolutely no idea what is or isn’t true.

As you may notice, we’ve already applied mudding over these patches.

Our lease agreement states that only 3M strips can be used, and this damage has been caused by the removal of said 3M strips.

Could we be legally charged for this or would this be our landlords responsibility and they’re simply trying to pin this on us?

(The only maintenance employee they had quit a month ago and they still don’t have a replacement,and we are questioning if is their attempt to get themselves out of a jam)

Damage or normal wear and tear?
I just moved out from the place, and my landlord wants to charge me $150 for the damaged night table. I have lived there for 3 years, and have never even noticed it before the landlord charges me. I have barely used this table and maybe only walked by it several times to move stuff.

Based on the pictures, does it consider damage or wear and tear?

Edit 1: The landlord took the first picture after I moved out, and I took the second one before I left.

This is a student housing. I found several posts on the school's subreddit about the same or other buildings charging them for damage and sending to collections agency after key deposit gets returned. Edit 2: I replied to the landlord's email and suggested them apply to LTB, but they replied the prices are included on the price list in the lease and insisted on making me e-transfer or deduct from key deposit. They have also charged me multiple times before for garbage in chute room and cleaning fees that added up to around $800, which I believe is illegal, so I'm going to file a T1 for these illegal fees and the key deposit now.

Landlord wants to charge me $1000 for $300 floor damage
Hi, like the title says I’m having a little issue with my landlord. Basically earlier last year I washed a duvet cover in the washing machine and it overflowed. Technically this isn’t the laundry room but the laundry machine is right in front of this area. I thought I got all the water mopped up but some of it seeped into the laminate (see picture #1).

I agreed with my landlord to get a contractor to fix the issue. We haven’t been able to find a very close colour match as companies don’t make dark coloured laminate anymore (apparently it is no longer trendy).

I have done the following:

I visited over 15 flooring stores to see if I could find a close match. The closest I found are in pictures #2 & #3.

I have had 3 contractors come and look at the damage and no one has been able to find the colour match.

I discussed with management about acquiring extra planks and I found out the new building manager threw away all the spares 😖

I sent my landlords pictures of all the similar colours and also asked them to direct me to any contractors they know who may be more knowledgeable than the ones I have contacted. They told me they didn’t know anyone and I would have to contact contractors myself. They didn’t like any of the colours I sent and decided to reach out to their agent. Their agent suggested we pay a $1,000 damage deposit (yes ONE THOUSAND DOLLARS) seeing as they have to replace the entire living room and kitchen flooring.

I have multiple issues with this:

I have offered to replace the damage with a similar colour from the same manufacturer. The flooring is over 6 years old. Laminate is expected to last about 10. I have a feeling that the laminate wasn’t installed properly because we have a floating piece in the kitchen (they’re aware of this).

The contractors suggested replacing that small square right in front of the laundry room and bathroom with waterproof laminate (which I was willing to pay for to prevent a similar issue from occurring to the next tenant). This waterproof laminate is an upgrade from what they previously had there.

The total damaged area is between 18 - 25 sq ft. The entire living room and kitchen area is over 277 sq ft.

This brings me to my final thought. I had offered $350 for the replacement of the area if they didn’t want me to facilitate the repairs (which I calculated from the ratio of the damaged area and the cost to replace the entire floor - between $2,785 and $3421 - depending on who they get for labour. I’ve seen estimates from $1,500 to $2,000 for labour).

So please let me know. What are my rights and obligations here? I am not opposed to personal responsibility and I volunteered to pay upfront but I feel the $1,000 for 8 laminate planks is excessive and they’re trying to scam/cheat me.

Landlord wants me to pay for damage
Hi guys!

My landlord says I’m responsible for some chipped/damaged flooring and wants me to pay to fix it. I’m not convinced I caused it. I haven’t done anything that would chip the floor, and all my furniture has protective floor pads/stickers.

I’m worried they’ll try to keep my key deposit or charge me for the repair. What’s the best way to respond, and what should I be doing right now to protect myself? Am I actually liable for this, or would it be considered normal wear and tear? What should I say to him?

Adding Shower, Found 1.5” Pipe
I’m renovating our half bath to add a shower. After I removed the drywall and linoleum I found capped water lines in the wall and a covered drain line with p trap in the floor. The room is pretty small, not big enough for a tub. The drain line is 1.5” and as far as I know it is functioning properly.

The code where I am states that shower drain lines should be 2” from fl**ge to where it connects to the main drain line, the exception being that a shower drain can be connected to a 1.5” drain line if doing a tub-to-shower conversion and it creates a bunch of extraneous work to convert the drain line to 2”.

I’d like to avoid busting up more concrete if a 1.5” drain will function properly. Technically I’m not doing a tub-to-shower conversion but the 1.5” line already exists. What do I do?

Drywall tested positive. Health Concern?
My landlord had a handyman cut several ~1 sf holes like this in my apartment while assessing for termite damage. They dry cut with an oscillating multi-tool. Had it tested. 2% Chrysolite in the skim coat and joint compound. Drywall itself did not test positive.

Would like to know if I need to vacate the apartment for my health. Thanks.

My grandparents want me to clean their deck and stain it. They think that Behr solid stain would be best since it is advertised to last ten years. I think that it would quickly peel and look like garbage. What do you think is the best thing to do?
