How much would you ask for?
So I have a few things that my landlord as been neglecting for the past year and I am planning to serve a T6 with rent abatement. I understand the seriousness of these issues but I don't want to go into the ltb looking greedy. What percentage would you ask for with these situations?
The carpets in the apartment are over 20 years old, no matter how much I clean them. They're stained, the smell of animal won't come out the the dog hair from previous tenants is never ending. I was able to talk him into removing most of them with an agreement after I move in, the rest would be removed. He refuses now without higher rent. I know they're old because it was my friends grandparents who installed them and I have spoken to them.
There's a giant hole in the ceiling/roof in the porch. It started small and after time has gotten bigger. My friend offered to fix it for $700 and my landlord ghosted him and never dealt with it. The smell of mold has been strong and constant. My doctor believes it's the cause of the rise in my asthma attacks.
One of the fire alarms in the building had its battery die, since the whole system is connected he removed my fire alarm saying he was going to replace the whole system and he has not done this in a year. Admitting he forgot about this.
In my city, we had a total of 7.6 feet of snow fall. Usually I don't mind helping with snow removal but there was alot and the shovel he provided for the building was taken by previous tenant and by the time I got a new one, the show turned to ice and I was unable to shovel. I found out when the building is shared with other units, snow removal in common areas and parking are the landlords responsibility. I tried to explain that to him and he got aggressive with me, told me that he would only help with snow removal if I pay all his mortgages. He also threatened to lie to the ltb about me living there illegally since I don't have a lease. I went without a driveway climbing through snow to get to my house all winter since hiring a plow wasn't financially and option at the time and had all my garbage for the entire winter build up since the bins were unable to move past the snow and the wall from street plows were higher than the bins.
